Velký Manchester má v současné době ve výstavbě jedenáct věží ve výšce 100 metrů a více a dalších devět věží nad 100 metrů ve výstavbě. Jedná se o zdaleka nejvyšší počet vysokých přírůstků v jakékoli metropolitní oblasti mimo Spojené království Velký Londýn.

Historie a budoucí vývoj

První navrhovaný mrakodrap v Centrální Manchester byl 110 metrů (361 stop) Quay Street Tower. Předpokládá se, že bude dokončena v roce 1948, byla by to nejvyšší věž v Evropě.^[1] Návrh byl zamítnut a řekl, že je neopatrný, protože velká část města byla stále obnovována Manchester Blitz z Druhá světová válka.

První vysoký stavební boom ve Velkém Manchesteru nastal v 60. a 70. letech s významnými budovami včetně 123 metrů (404 ft) Městská věž který se stal nejvyšší budovou ve Velké Británii, když byl postaven a 118 metrů (387 ft) Věž SNS.

V 80. a 90. letech došlo k uskutečnění několika významných návrhů. V 21. století však v Manchesteru došlo k obnovení zájmu o mrakodrapy a byla předložena řada návrhů. V roce 2006 Beetham Tower se stala nejvyšší budovou ve Velké Británii mimo Londýn a první, která dosáhla výšky přes 150 metrů, a stala se tak také prvním úředníkem mrakodrap mimo Londýn. V roce 2018 Deansgate Square Jižní věž se stal jediným mrakodrapem ve Velké Británii mimo Londýn, který dosáhl výšky přes 200 metrů. Trinity Tower X, jehož dokončení se odhaduje na rok 2024, se má stát nejvyšší budovou Velkého Manchesteru ve výšce 213 metrů.

Na rozdíl od většiny velkých měst ve Spojeném království neexistují žádná výšková omezení a místní plánovací úředníci obecně zaujímají laissez-faire přístup k vysokým výškám v centru Manchesteru. Pokud dojde k uskutečnění všech budoucích návrhů, Velký Manchester by mohl obsahovat více než 275 budov nad 50 metrů a 43 výškových budov nad 100 metrů a 11 mrakodrapů nad 150 metrů, z nichž dvě jsou vyšší než 200 metrů.

Centrální Manchester je dominantním místem pro vysoké návrhy s 38 budovami nad 100 metrů buď postavenými, ve výstavbě nebo navrženými, s dalšími 5 návrhy vyčleněnými na Salford Quays, tři míle západně od centra Manchesteru.

Castlefield (14), který obsahuje vývoj mrakodrapů na ostrovech Trinity Islands a Deansgate Square, a Greengate (8) jsou dvě oblasti s největší sbírkou mrakodrapů v Manchesteru, buď postavených, ve výstavbě nebo navrhovaných přes 100 metrů. Obě oblasti jsou součástí širších hlavních plánů na rozšíření centra Manchesteru na jih a na západ s vybavením, jako jsou nové zelené plochy a školy umožňující městský život.

Tyto oblasti však nejsou jedinými novými oblastmi v centrálním Manchesteru, které procházejí významným rozvojem. Severní část města obsahuje řadu kancelářských a rezidenčních staveb, které byly dokončeny nebo jsou ve výstavbě v rámci rozvoje NOMA za 800 milionů liber. Významné dokončené projekty v rámci NOMA již byly dodány, včetně ikonických Jedno andělské náměstí, moderní nulové emise uhlíku energie plus budova a 108 metrů Angel Gardens obytná věž. K těmto budovám se přidá zástavba Angel Meadow, která dodá tři nové obytné věže, včetně 128 metrů dlouhých kancelářských věží Angel Meadow Park a Angel Square, a zástavba Victoria Residence, která také dodá tři nové obytné věže, z nichž nejvyšší bude dosáhnout 119 metrů.

Jižní strana centrálního Manchesteru se rozšiřuje na Chorlton-On-Medlock předměstí vnitřního města v zástavbě Circle Square, která přinese kombinaci kancelářských a obytných věží i nových zelených ploch. V roce 2020 se jako první věže dokončily obytná věž 1 Circle Square a obytná věž Affinity Living Circle Square o délce 118 metrů.

Kromě výše uvedeného vývoje bude největší oblastí budoucího rozvoje v centrálním Manchesteru do 20. let 20. století nová oblast St John je na západní straně centra Manchesteru sousedící s Spinningfields a Mayfieldův plán v hodnotě 1,2 miliardy liber Stanice Piccadilly na východní straně centra Manchesteru. Společnost St John's přinese nové kulturní, kancelářské a rezidenční nemovitosti, včetně The Factory, nového vnitřního městského divadla, 145 metrů dlouhé kancelářské věže Northlight, 113 metrů dlouhé kancelářské věže Union Living a 108 metrů dlouhé věže Vita.

V příštích 10 letech bude hlavní plán Mayfieldu hrát klíčovou roli při dalším rozšiřování Central Manchesteru na východ a poskytne velkou novou oblast centrálního parku mezi velkým počtem nových kancelářských a obytných věží s očekávaným počtem přes 150 metrů na výšku.

Elizabeth tower features a rooftop bar and a 44th floor swimming pool as well as a gym and spa for private residents.[148]

It will deliver over 1,100 co-living residential apartments when constructed.[179]

Angel Meadow Park will begin construction when its sister towers, The Gate and the Stile are completed.[161]
